Lease Option To Buy Home Programs Popular With Bad Credit Home Buyers

November 30th, 2008 by monasterio2355

Lease options to buy home programs are becoming increasing popular with those that have bad credit problems and can not normally qualify for a home mortgage loan, according to Jaime Polanco, real estate investor and President of AmeriVision Mortgage Corporation.

“Many potential home owners believe that buying a home will overcome or fix a bad credit situation! They go from mortgage broker to mortgage broker looking for a loan that does not exist, rather than try and remedy the problem.”

“To qualify for a home mortgage loan the bad credit situation has to be fixed first, and not the other way around. Lease option to buy home programs provide that solution.”

“People who have benefited from a lease option to buy home program include those that are recently divorced, suffered bankruptcy, or where FICO credit scores are simply too low.”

“Lease option to buy home programs, also know as rent to own programs, are unlike regular mortgages because the applicant does not have to qualify for a loan.”

“The initial focus is on the ability to make monthly lease payments. As most are making rental payments anyway, this is not much of an issue. The second focus is on their future potential for purchasing the home.”

“Bad credit issues can be worked on, while living in the new home. Over time, most credit issues can be corrected.”

“Lease option to buy home programs make ideal alternatives for the self-employed, compared to traditional means of home ownership.”

“The original agreement for a lease option to buy home program states the purchase price the day the tenant moves in, and doesn’t change. Any increase in the value of the home belongs to the tenant when the loan is closed.”

” Typically, with a lease option monthly payments are less than it would cost to own the same home. These monthly savings can be put away, and used to increase the down payment at the time of actual purchase.

“Depending on the situation, a tenant can occupy the new home in just a few days or a move-in date can be scheduled around any current living situations.”

A minimal down payment is required, or down payment assistance is available if needed. The down payment, and a monthly rent credit, will be deducted from the purchase price of the new home, reducing the amount of money needed at closing.”

“Lease option to buy home programs help tenants by improving their FICO score and they can look forward to home ownership in a relatively short period of time,” concludes Polanco.

Jaime Polanco is a real estate investor and President of AmeriVision Mortgage Corporation, a nationwide mortgage company based in Southern California.

The Principle Law Of Online Moneymaking Ventures

November 30th, 2008 by monasterio2355

The Principle Law Of Online Moneymaking Ventures

There are two ways to earn money in the real world. Either you will work for a boss, or be your own boss. Working for a boss entails employment of some nature, in an establishment that has some need for the services you could provide. Being your own boss entails having your own business and facilitating the production of some goods or the distribution of some services. Either way, you’ll earn your keep (or at least, you should).

It’s the basic law of making money, you have to give or render something to receive something in return. When it comes to making money online, it’s the same principle at work. You have to give or render something to receive something in return. And yes, you could work for a boss, or you could be your own boss. The opportunities are there in the World Wide Web. The choice is yours. The first question in your mind, most probably, is this: could I really earn a living online?

The answer to that question is an emphatic "yes!" But let me explain, dear friend. I am not referring to some ordinary opportunities that would reward you with measly earnings that won’t even be enough to purchase a happy meal. Oh, most definitely not. I am talking about REAL opportunities that would help you earn REAL money in the World Wide Web.

The things you will learn in this series of email lessons would make you realize that the virtual world is just as profitable, if not more lucrative, than offline ventures. Based on my experience, it is more profitable to have your own business on the internet. Case in point: I personally know 34 people who live comfortable lives by working for someone else via the communication channels that the internet has made possible, but I also personally know around 200 people who have made it big online without having to work as much as those who have decided to render their services for hire. By "big," I mean big time big! I’m talking about a yearly gross in the high six digits, if not over the magical 7 digit barrier! And I’m just talking about the people I "personally" know, people I have befriended and people I have mentored at some point. What more the people outside my circle, right?

But first, we must cover the basics. Tell me, what’s the common thing that can be observed in any business? The answer, of course, is that you have to sell something. What you will be able to sell would be your bread and butter. It will be the source of your profits. You can’t earn if you can’t offer anything for a particular market. You may offer them some goods or some services, which they would need or want. This is related to the driving principle of the commercial world: the law of supply in demand. This principle is quite easy to understand. The lower the supply, the higher the demand. This is the lesson I want you to learn: you can’t make money from the real world without delivering something, be it some goods or some services. And you can’t make money from the internet without delivering something as well. It’s the basic business model at work.

Using what we have discussed so far as basis, we could formulate an outline for your online business plan, one that would allow you to cover the basic concepts and advance to more complicated ones. Here are the things you have to learn, eventually:

1. How to find a profitable market.

2. The different types of products you could sell.

3. How to create your own information product.

4. How to create unconventional products that can be digitally delivered.

5. How to come up with products without having to go through the process of creation.

6. How to build your own digital store.

7. The basics of search engine optimization.

8. The basics of article marketing.

9. The basics of forum marketing.

10. How to make a blog work for your business.

11. How to price your product.

12. How to employ novel packaging techniques to make your product highly sellable.

13. Cross-selling and back-selling items for sustainable profit.

I am not exaggerating when I tell you that you’d be able to earn an amount that might rival and even surpass what you earn from your day job. The Internet, after all, has always been a secret breeding ground for millionaires. Master the basics we have enumerated above and you will be able to realize the extreme profitability an online moneymaking opportunity can truly offer.

Healthy Eating Made Easy

November 30th, 2008 by monasterio2355

Healthy eating means enjoying a variety of foods in the right portions. There is room for all types of food; each one adding its own goodness. Having a varied diet ensures you get all nutrients you require to stay healthy and bursting energy.

We said enjoying; meaning you will have the benefit of an increased feeling of well being; and meaning you won’t need to give up any favorite foods, keep just for treats anything not bringing in essential nutrients or health benefits.

The first step you should take for healthy eating is balancing your food needs and lifestyle. It is a simple equation: energy in must equal energy out. Eating more leads to excessive weight gain. Eat less and you’ll feel tired.

Everyone could benefit from more fruits and vegetables. They provide essential vitamins and minerals, and the all important antioxidants. Start simple. Take the five a day challenge first. When you have reached your five a day goal, you can think of the seven a day, or nine a day. It is not that difficult. There are many ways to add fruit or vegetables to a meal.

At breakfast, you can top cereal, granola, muesli or pancakes with fresh berries or dried fruit. Fruit compote is a great sweetener for yogurt, and healthy too. Grapefruit, banana, or apple slices are great on toast. Whatever you eat, remember: don’t skip breakfast.

Try to swap fruit for cookies or pie as snacks. Dried fruit makes an excellent snack with lots of fiber. Always include fresh fruit in packed lunches. Salads, any season, are another good lunch option.

At dinner, ask for extra vegetables, as pizza toppings or with pasta. Add carrots, leeks, and onions to casseroles.

Use pureed vegetables to thicken gravy. Frozen vegetables are almost as good as fresh; use them when you are pressed for time.

Count whole grain cereals as an excellent source of fiber, which will keep you satisfied for longer, leaving less room for fatty foods. Fiber in your diet will significantly reduce your risk of disease; it is worth it. Whole grain cereals are also an important source of B vitamins, the ones that help to extract energy from food.

Most of us should reduce the amount of fat we have. Low fat and control are the key words. Switch to unsaturated oils - olive oil is best- if you have not already done so. Add salad to your sandwiches and skip the butter. Try cottage cheese and jelly on toast, instead of butter. There is really no need for butter if the topping is moist.

Cottage cheese or low fat yogurt with herbs and spices make wonderful toppings for salads or baked potatoes. Try a baked potato topped with cottage cheese and chives for lunch or supper.

Lower the amount of salt you have, aiming for one tea spoon a day maximum, including salt in processed food. Herbs and spices will give flavor and aroma, reducing the need for salt.

Drink 6 to 8 cups of liquid every day. One cup of juice adds to your fruit and vegetable count. One cup of milk will boost your calcium intake. One or two cups of tea, or coffee, provide antioxidants. Nevertheless, drink water the most. Sodas should be just an occasional treat. If you like alcohol, have small amounts regularly, always with food. A moderate consumption is 1 cup wine or 2 cups beer for women, 2 cups wine or 3 to 4 cups beer for men in a day. Regularly does not mean daily; there is no need to drink alcohol every day.

Now that you have a healthy diet, remember to eat at steady intervals during the day, to keep your stamina. There are only two more factors to include for maximum benefit: exercise and sleep. Be sure to get enough sleep, around 7 hours -anything between 6 and 8 hours- for adults. Teenagers need more sleep hours than full grown adults, and children even more. Keep moving when you are awake. Though exercise is not food, consider it equally essential to your well being; we will never stress enough the importance of exercise in any healthy diet.

How much you will have to change your habits depend on how you eat now, but it is worth. Healthy eating will lead to more energy, weight loss -keeping it off- and prevention of disease. Plus healthy eating is delicious and fun when it is done right.

How to Draw Anyone and Make it Look Like the Person!

November 29th, 2008 by monasterio2355

Faces are a hard thing for some artists to draw correctly. Artists have a hard time achieving a likeness to the person or model they are sketching. Some would argue that the face is the hardest to master. With a few basic techniques you will begin to understand that you can master the human face and that it is quite possible.

When drawing faces, there are several mistakes that artists often make. The first is to draw a circle or an oval and then stick a nose in the middle of it. Beginning artists often make this mistake. You will see as you come to observe people that your eyes are actually closer to the middle of your face than your nose. If you are drawing a model, you can use the measuring and proportion technique that artists term thumb on pencil. This will help you check your proportions. You will see that proportions on peoples faces differ and are as individual as their personalities. For instance, eyes generally line up with the top of the ears but we have all seen people whose ears seem to be a little higher or lower on the head than others. Realizing these differences can help you achieve the likeness of the person you are drawing.

General proportions for artists drawing heads and faces are found everywhere. They are good to use as a guideline but are just that, a guideline. When you are drawing faces, the smallest details can make or break the likeness of the portrait and can change the whole outlook of the drawing. The mouth, eyes, and nose are some of the areas to look for those subtle differences and what makes a person an individual. Does the mouth edge tip up or down? Is the nose straight, an uppy? How are the crow feet by the eyes? Practice, practice, practice. This old adage says a lot.

If you are having a problem with a particular part of the face, don’t be afraid to practice it over and over again. This may seem mundane but it will really help you achieve a likeness. Sometimes artists will try and exaggerate particular characteristics of a person’s face, such as their eyes. Be careful not to do this or you’ll end up with something that looks nothing like the person you are drawing. Unless you are drawing caricatures, stay away from this.

Lastly, a quick note on hair. Make sure that you treat hair as a mass. Never ever draw each individual strand. This is a beginner’s mistake that often ruins a drawing quicker than anything. Hair can really change the outcome of the drawing so pay particular care to this feature.

Orange County Schools: Closing The Gap

November 29th, 2008 by monasterio2355

Recent education reforms in the state of Florida have shown to be of benefit to the students in Orange County Schools. The reforms have hit their intended target - low-income minority kids.

More students than ever are reading at grade level in Orange County Schools. More low-income Orange County Schools students are also enrolling in Advanced Placement classes and taking the SATs. Once failing inner-city schools are getting As. A recent report on the nation’s largest urban school districts gave Orange County Schools high marks for boosting the performance of kids from all racial and economic backgrounds.

Orange County Schools is the second largest employer in Central Florida. It employs 836 administrators, 342 at the district level, 454 at the school level and 40 at the technical level. The system employs 13,107 instructional faculty, 8,546 classified employees, and 3,380 part-time positions, with a grand total of 25,869. The instructional and classified personnel make up nearly 97% of Orange County Schools workforce. A large percentage of its teachers - 37% to be exact - have advanced degrees. 34% of those hold Master’s Degrees and the rest hold Specialist’s or Doctorate degrees.

Orange County Schools had 68 teachers who earned certification last year from the National Board for Professional Teaching Standards (NBPTS), the teaching profession’s highest credential. Orange County Schools have a total of 537 nationally certified teachers, one of the highest numbers in the state. The beginning salary for a teacher with a bachelor’s degree is $35,895. If that teacher holds a master’s degree, it is $38,399, for a specialist’s degree, $39,734, and for a doctorate, $40,958. The average pay for teachers is $40,415 per year. In addition, Orange County Schools contributes an average of $11,958 per teacher per year for benefits such as life insurance, health insurance, FICA, and retirement.

The United States Department of Education (DOE) announced on May 31, 2007, that Orange County Schools earned a $27.3 million dollar grant to retain and hire teachers and administrators at 10 middle (Jones, Evans, and Oak Ridge) and high schools (Carver Memorial, Meadowbrook, Walker, Westridge, Robinswood, and Howard). This teacher incentive fund means that teachers at those Orange County Schools can earn up to $4,000 more per year. The bonus is based on increased student achievement levels. In Florida, Orange County Schools earned the largest amount of money from the US DOE for teacher incentive purposes.

Students in Orange County Schools come from 179 different countries and speak 137 different languages and dialects. The system currently serves more than 177,000 students, in 170 schools. 117 of those schools are elementary schools, with 82,115 students. There are 32 middle schools with 38,885 students, 17 high schools with 50,169 students, 4 exceptional education schools with 450 students, and students who attend alternative/charter schools number 5,689.

Orange County Schools boasts a graduation rate of 72.2%, which is above the state average. The dropout rate is 1.9%, well below the state average of 3.5%.

Over the last three years, Orange County Schools have had record numbers of high school students scoring at college level on Advanced Placement (AP) exams. AP enrollment has increased for all student groups, but especially among African Americans and Hispanics.

Good Shih Tzu Bathing Techniques Are Essential For Healthy Coats And Skin

November 29th, 2008 by monasterio2355

A good bathing technique is essential for keeping your Shih Tzu’s hair in good shape and keeping skin problems at a minimum. A lot of Shih Tzu owners say they have skin problems. This is a problem I have not encountered a lot in my existence with the Shih Tzu. However, it does happen more in some bloodlines. Follow the instructions in this article and you should have no problem in keeping a nice smelling and clean Shih Tzu in your presence at all times.

Gather together everything that is needed before you start to bath your Shih Tzu. This is always handier than having to run here and there gathering up your supplies and tools once the process begins.

The first bath you give your Shih Tzu may be traumatic. It truly is best to delay bathing Shih Tzu puppies until they are at least 3 months old. For the first bath you might try using a small bowl, dishpan or the kitchen sink rather than the bathtub. Always be sure the water is neither too cold or to hot. Shih Tzu puppies react violently sometimes to either extreme. Be careful your Shih Tzu puppy does not jump or wiggle out of your hands. If the temperature of water is “just right,” there will be less chance of the Shih Tzu puppy wiggling out of your hands. Use a mild shampoo especially formulated for dogs that is “tearless.” Regular baby shampoo can be used. I have never had a problem with dry skin when I used baby shampoo. It is just harder to rinse out. Shampoo formulated especially for dogs and puppies is usually easier to rinse out. I do like using Fluffy Puppy shampoo for puppies and even on the faces of my older Shih Tzu because it is tearless.

Pouring water gently over your Shih Tzu puppy in the kitchen sink, a small bowl or dishpan is much less alarming than using a high powered sprayer. Once your Shih Tzu puppy is use to his bath, you can try using the spray attachment which is much better and faster at getting out all the shampoo. You can also use a gallon milk jug (when it is empty and rinsed out of course) to first pour water over the puppy. After being washed, the Shih Tzu puppy must be dried off completely before being allowed outside again.

An older Shih Tzu can be washed in the bathtub using a shower attachment. Place a rubber mat in the bottom of the tub to provide firm footing just as you would for yourself. Your choice of shampoo and conditioner depends upon the type of coat your Shih Tzu has. Avoid using human shampoo on your Shih Tzu. I have used Pantene, but like the baby shampoo, it is harder to rinse out of the hair and I just don’t like the way it leaves the Shih Tzu’s hair looking dull. Many Shih Tzu are allergic to human shampoo. I have found them to be “itchy” after a bath with human shampoo. I switched over completely to shampoos especially formulated for dogs. Some human shampoos have been known to coat each hair and build up after use, which is probably what causes the itching. There are so many really good brands of dog shampoo on the market these days; there is truly no good reason to use human shampoo on your Shih Tzu. In summertime it is a good idea to use a shampoo to fight against fleas.

Be prepared to get splashed as your Shih Tzu gets older in the bath. Either wear grooming aprons made especially for this function or wrap a large towel around you.

If you are afraid you might get water in the ears of your Shih Tzu, plug the ears with cotton before beginning the bath. Getting water in the ears can cause ear infections.

Really wet down the hair of a Shih Tzu good before applying the shampoo. Pour the shampoo down the middle of the Shih Tzu’s back. As it runs down each side work it into the hair with a squeezing movement of the fingers. Do not rub or massage. The coat is more apt to become tangled with rubbing movements. The best way to get the cleanest hair is to gently squeeze the shampoo through the hair really working up a thick, good lather. You will need to pour a little extra shampoo on each leg and foot, the tail, chest and stomach areas. Lift your Shih Tzu up by the front legs to shampoo the stomach and then wash the chest. Wash the head and face last using the tearless shampoo.

If you are bathing a very dirty Shih Tzu, you will need rinse really well and repeat the process, then rinse really good again.

A good human hair dryer works find for the Shih Tzu. Brush the hair while blowing drying in order to make the hair straight.

Simple Steps to Better Guitar Tone

November 28th, 2008 by monasterio2355

Great guitar tone is something that every guitarist wants. The quest for tone is one of the biggest reasons guitar players drop so much money on amplifiers and effects.

If you’ve found yourself spending a lot of money lately on various ’sound tweaking’ gadgets, take note: the solution to your sound problems just might be closer (and cheaper) than you think!

Whether you want killer distortion or country-twang, the secret of great tone begins with a pure, clean signal.

In other words, no matter how many effects you intend to use, you’ve got to make sure the basic, unadulterated “dry signal” coming through your amp sounds just as good as anything else.

The reason for this is simple: every effect you add to that signal brings in a little bit of noise. So, you need to start with as clean a signal as possible so that the cumulative impact of noise and signal degradation from your effects is kept to a minimum.

The first step here is as easy as proper maintenance of your guitar. Not only do you need to keep your strings fresh, and your neck in alignment, you also need to eliminate any sources of buzz or hum coming from faulty cords or poor electrical wiring in your pickups or input jack.

The second step is to run the same maintenance check on your amplifier. Now, the fact is, some amps are just noisier than others. If you can find nothing physically wrong with your amp, it may just be that you need to do upgrades for better tone.

For example, your amp’s factory-installed speakers are probably not top-of-the-line. In the case of tube amps, especially, this can make a HUGE difference.

Along similar lines, you might also consider upgrading your tubes and/or the transistors used in the pre-amp stage.

Why?

Because your amp’s sound is greatly influenced by the way each of these components responds to the guitar signal. Cheap parts have a slower dynamic response, and can also add unwanted coloration to the signal. This is one reason why some amps will sound great at a lower volume, but start to break up and distort as soon as you turn things up.

Last, but not least, take a look at the effects pedals you currently have in your arsenal. Maybe you’ve purchased 2 or 3 different distortion pedals, for example, in an elusive quest for that perfect ‘crunch’?

There’s nothing wrong with owning multiple pedals for the same type of effect; but, if you still aren’t getting the sound you desire, it could be that you need to add something very basic into the mix, like an EQ pedal.

A good EQ pedal will allow you to shape which frequencies are emphasized. You can, for example, cut the mid-range for a heavier tone, or boost the highs so that your treble notes punch through.

Try mixing and matching EQ and Volume pedals in different places along your effects chain in order to boost or limit the characteristics of other effects. You’ll be amazed how many different sounds you can create with a little experimentation!

Useful Tips For a Pleasant and Productive Visit to Your Beauty Salon

November 28th, 2008 by monasterio2355

Straight Talk about Beauty Salons Situations

1. Why

A visit to beauty salons should be a pleasant, stress free experience. Happily it usually is, but let’s create a hypothetical situation. You arrive for your appointment a few minutes late, you’re usually warm and friendly stylist seems distracted, hurried and not so friendly. Why this radical personality change? It could be personal problems or a conflict with a co-worker but not likely. Professionals are good at hiding these problems and would never inflict them on a client. It couldn’t be your fault you were only a few minutes late, or could it?

2. What You Can Do

A hairstylist’s day is run by the clock. Appointments are scheduled at the client’s convenience and stylists try to accommodate as many clients as they can without sacrificing the quality of service and the personal attention a client deserves. If things run as scheduled everyone is happy and no one has to be kept waiting. Here’s how you can help.

You are on your way to the beauty salon and traffic is heavier than expected. You are going to be late, more than ten minutes. What should you do? Call right away, apologize and tell you hair stylist or receptionist exactly how long you will be. Ask if there is still time to get your service and if not, can you reschedule. Ask if it will be possible to get the haircut if you skip the blow dry, (expect to pay full price).

You simply forgot about your appointment. Call apologize, and offer to pay for you hair stylist’s time. If you are a regular client, have a good excuse, and are not inclined to do this all the time, your hair stylist may not accept payment. They may have turned away clients because you had an appointment at that time.

Your hair stylist does your hair the same way every time and hasn’t taken the hints that you are ready for a change. When scheduling your next appointment ask for a little extra time for a consultation. Explain clearly that you want something different. Arrive at your appointment on time; with a few pictures of hairstyles that appeal to you, it’s a good way to start the conversation. Discuss what you like about each style as well as what you don’t like. Discuss how much effort you are willing to put into styling. Your stylist can help you decide what will work for your hair and give you tips on styling your new look.

Your stylist has finished your service and you realize that you really don’t like it. Calmly tell your stylist this is not what you envisioned. Discuss what can be done to remedy the situation. You are entitled to have it reshaped or re-tinted at that time. However, if your stylist is very busy and has another client waiting, he or she will be grateful if you consent to scheduling another appointment for correction, fee of charge.

Choose The Right Mp4 Storage

November 27th, 2008 by monasterio2355

An MP4 player works like an MP3 player as a container of digital data for entertainment purposes. The device is designed to record and play videos in a compact and portable way, providing hours of easily transportable and accessible entertainment. Inevitably, the storage is important for the video output of the device. It needs to be able to contain the information, provide enough playing time, and at a high quality.

There are two types of MP4 player; the hard disc storage and the solid state memory type. The solid state is named as such because it does not contain any moving parts such as discs. Each have their pros and cons, so it important that you understand the differences before making your purchase.

Both types of MP4 player provide the same level of performance with regards to other general features. Both will store photographs, videos and music files which can either be downloaded from the internet or recorded directly. Both devices will have colour screens and both work best when the stored information is kept uncluttered. This means having clear files and storing only the required information on the device, keeping it reserved on the home computer until required. However, there are also some subtle differences that may affect your choice.

An important feature of the MP4 player is the storage capacity. The hard disc has the larger storage capacity of the two types. The hard disc can store up to 250 films, and so this is a major attraction. However, to achieve this it needs the addition of several components built in. These extra components make the hard disc device bulkier in terms of appearance and so this gives it the disadvantage of being less portable.

The solid state MP4 player stores less film, but the minimum amount is still around the hundred range. What it loses in terms of capacity, the solid state device makes up for in terms of portability. The solid state mp4 player is sleek and incredibly light in comparison to its hard disc counterpart.

Cost is also a consideration when choosing an MP4 player. The solid state version is less expensive as it does not have as much storage capacity. The quality of the images and sound on the solid state device is not as good quality as that provided by the hard disc player.

In some scenarios, the solid mp4 player does not have the capacity to play some films from the internet; in other scenarios they are played but with poorer quality. If they are not compatible, this will be stated on the website. Alternative versions can usually be found so this is not as disadvantageous as it may initially seem. Again this difference in output is down to the memory capacity and the graphics and so the higher price tag of the hard disc player reflects the product performance.

The battery life is usually slightly longer with the hard disc MP4 player though not by much. The average battery time for the hard disc device averages 16 hours in total. The hard disc device battery can take up to double the time to recharge than the solid state version, which does not seem compatible with its minimal increased battery life. Neither version has any real advantage here. Both versions of the music/video player are excellent entertainment devices, and whichever chosen is bound to please the owner.

The purchaser simply needs to decide their budget, and whether the MP4 player of their choice needs to have a huge array of films stored or be more compact and portable, needs higher quality graphics or whether standard quality is sufficient.
